![]() ![]() The Tenant Improvements shall be constructed as alterations in accordance with the terms and conditions of Article 8 of this Lease provided, however, Tenant shall not be required to obtain a lien or completion bond for the Tenant Improvements. Notwithstanding any provision in the Lease to the contrary, subject to the terms of this Tenant Work Letter, below, Tenant shall be entitled to a tenant improvement allowance (the “Tenant Improvement Allowance”) in the total amount of $245,440.00 (i.e., $10.00 per rentable square foot of the Premises) for the costs relating to the design and construction of Tenant’s improvements or work related thereto in the Premises, which may be in the form of several projects performed over time (the “Tenant Improvements”).
